Property owners who disagree with the Assessor's preliminary estimate of the value of their property may appeal that value to the Saint Louis County Board of Equalization.
The statutory deadline to appeal is the second Monday in July (July 11, 2011). Appeal forms are available online at http://revenue.stlouisco.com, and at the BOE office located on the second floor at 41 South Central Avenue in Clayton. In addition, residential and agricultural appeal forms are available at all three County satellite offices. Appeal forms can be mailed if the requestor provides a self-addressed, stamped envelope.
For the first time in 2011, appeals may be filed online at http://revenue.stlouisco.com. The same deadline applies to online appeals as to all others: July 11, 2011.
The BOE office may be reached at 314-615-7595 or boe@stlouisco.com
If the appeal form is mailed, it must be postmarked by July 11, 2011. The BOE appeal hearings will be conducted in July and August at the following locations:
North County:11130 Old St. Charles Road (in the Northwest Square Shopping Center immediately South of Northwest Plaza), Saint Ann, MO 63074
South County:9059 Watson Road, Crestwood, MO 63126
At their hearing, property owners provide information that supports their own opinion of value. Any supporting evidence or documentation must clearly represent conditions as of January 1, 2011, with the exception of natural disasters.
Saint Louis County is once again providing residential property owners with the option to use the services of a Property Owner Advocate free of charge. Property Owner Advocates are real estate professionals who contract with Saint Louis County during the appeal season to offer advice and guidance to residential property owners appealing the value of their property. Advocate services can be requested by leaving a message on the hotline at 314-615-4611, sending an email to Advocate@stlouisco.com, or through County appraisal staff. |
