Filing Deadline for 2014 Appeals to the St. Louis County Board of Equalization

        Property owners who disagree with the Assessor's estimate of the value of their property have until July 14, 2014 to file an appeal to the St. Louis County Board of Equalization. The statutory deadline to appeal is set via state law as the second Monday in July, and cannot be extended by St. Louis County.

        Appeals can be filed paperless online at http://revenue.stlouisco.com/AssessmentAppeal/OnlineAppeal/OnlineAsmtAppeal.aspx

        Paperless filers who waive their right to attend their appeal hearing will be provided with the opportunity to upload their supporting documentation. All others need to bring their documentation to the hearing.

        Paper appeal forms can be obtained as outlined below:

        It is important to remember that all appeals must be received or postmarked by July 14, 2014. Since that is a statutory deadline, late filings cannot be accepted by the Board of Equalization. Property owners who appealed during a reassessment year (such as 2013), cannot file an appeal during the following non-reassessment year, unless there were changes in the physical characteristics of the property.

        The BOE office may be reached at 314/615-7195 or boe@stlouisco.com BOE appeal hearings will be conducted in July and August at the following locations:

        North County: 11130 Old St. Charles Road (in the Northwest Square Shopping Center immediately South of Northwest Plaza), Saint Ann, MO 63074

        South County: 9059 Watson Road, Crestwood, MO 63126

        At their hearing, property owners provide information that supports their own opinion of value. Any supporting evidence or documentation must clearly represent conditions as of January 1, 2013, with the exception of natural disasters.

        Saint Louis County is once again offering the assistance of Property Owner Advocates to help residential property owners navigate their property value appeal.

        Property Owner Advocates are real estate professionals who contract with Saint Louis County during the appeal season to offer advice and guidance to residential property owners appealing the value of their property.

        Advocate services can be requested by:

        leaving a message on the advocate hotline at 314/615-4611

        sending an email to Advocate@stlouisco.com

        through the Assessor's appraisal staff at 314/615-4230
